Our Let Only Plan

Our flexible let only plan, takes all the hassle out of finding a new tenant but leaves you in control of running the day to day management of your property.

The Let-Only Plan includes:

  • Rental appraisal and advice on the preparation of your property for rental marketing to maximise your return.
  • Advertising and marketing of your property through Rightmove, Zoopla and a number of other targeted websites.
  • A team of pro-active agents actively seeking a quality tenant for your property.
  • Access to our database of actively searching tenants.
  • Accompanied viewings by a member of staff who is familiar with your property and detailed tenant requirements.
  • Regular feedback from all viewings with prospective tenants.
  • Preparation of Assured Shorthold Tenancy Agreement.
  • A comprehensive referencing, credit and identity check.
  • Moving tenants in and handover of keys on move in day.

Our Full Management Plan

Our fully managed plans allows you to sit back and relax while we take care of all the day to day tasks of being a landlord.

  • Guarantor supplied if required.
  • Collection of the monthly rent from the tenants and the transfer of monies to your account.
  • Informing of utility providers of new tenancies.
  • Monthly invoice detailing any agreed costs incurred.
  • Arranging contractors to attend the property for maintenance purposes when required.
  • Property inspections 3 times per year followed by a written report and pictures.
  • Managing all maintenance issues and queries from your tenant.
  • Renewed tenancy agreement after the fixed term period.
  • Managing the move out of tenants at the end of their tenancy period.
  • Liaising with tenants and neighbours on all matters surrounding your property.
  • Check in and check out photography at the start and end of each tenancy.

PAT Testing Dependent on number of appliances  

*Required by law, but doesn’t have to be arranged by Inside Homes

Our Let Only Plan is charged at 75% + VAT of the first months rent

Our Fully Managed Plan is charged with a set up fee of £250 + VAT and 10% of the monthly rent thereafter.
